​​​Since 1969, Hartz has created an extensive portfolio of mixed-use developments, premier office buildings, state-of-art industrial facilities, leading hotels and prime residential projects. Today, we own and operate more than 250 properties totaling more than 38 million square feet and we continue to seek opportunities to expand our holdings. The in-house departments detailed below give us the capability to provide unparalleled service to our tenants and to efficiently operate our portfolio.​
CONSTRUCTION SERVICES
Today, Hartz Mountain hosts one of the most comprehensive in-house construction and architecture departments, capable of designing and building a wide range of projects, including commercial office buildings, retail centers, hotels, residential properties, research and development laboratories, and industrial properties. Time and time again, the Hartz team has met the needs of the most demanding clients, whether it be complete site engineering, highly specialized tenant build-outs or complete turn-key building projects.

As a leader in the real estate industry, Hartz is proud to work with the best among subcontractors. In day-to-day management of our projects, our services include:
  • Ensuring client goals can be realistically achieved by working with the design team to provide recommendations concerning construction feasibility.
  • Developing a critical-path construction schedule to ensure the timely completion of all trades in the most efficient, and cost-effective, manner.
  • Developing a realistic budget that addresses the unique requirements of the project.
  • Exploring all alternatives through value-engineering studies to determine which steps can save money while providing comparable quality.
  • Reviewing all materials, building systems, and equipment during the planning process.
  • Obtaining all necessary approvals and permits.
ARCHITECTURAL SERVICES
Through our in-house Architecture Department, we also offer design support. Our team of experts can address a variety of design needs. Our services include: 
  • ​Producing required designs ranging from preliminary drawings to final construction documents.
  • Working with a client's architect to supply background drawings and other documentation.
  • Site studies and site planning.
  • Creation of conceptual design drawings for presentation and budget analysis.
  • Creation of 3D computer generated building perspectives rendered in color.
  • Programming of interior spatial requirements and interior space planning.
  • Analysis of building codes and zoning regulations, and application of same to a specific building design.
  • Selection and specification of interior and exterior finishes.
  • Creation of working drawings and building specifications for the purposes of obtaining building permits, bidding/purchasing of building components and building construction.
  • Project administration including coordination of tenant work with general construction, coordination of building systems, review and coordination of shop drawings, processing change orders and resolving field problems through completion of construction.
PROPERTY & ASSET MANAGEMENT

​The energy and enthusiasm that underscore the Hartz Property & Asset Management team comes from dedicated professionals who are the most knowledgeable in the industry on property and asset management. Daily, these professionals successfully manage and maintain more than 240 properties and more than 38 million square feet of office, retail, and industrial space. One Executive directs the Property Management team and it is supported by a Vice President of New York properties, a manager of field operations, and property managers. Building portfolios are generally grouped by the type of property or by their geographic location, and property managers are assigned as such.

Their responsibilities range from building operations and systems to roads and grounds, including repairs, maintenance and capital improvements, as well as fire and life safety; security; and appearance and cleanliness of the properties. In addition, the team provides tenant services; lease administration; risk management, and compliance with federal and state laws and regulations.

Items that fall within this area include security, janitorial, cafeteria, landscaping, and maintenance. They include roofing, waterproofing, and parking deck renovations as well as central purchasing of supplies, fleet maintenance and general operational issues. These are traditional property management services. But Hartz Mountain also provides an innovative service in asset management. For example, our team's expertise often includes retrofitting and upgrading properties that require enhancements. The upgrades may improve the look of the building, but more frequently also increase its value. This not only pleases tenants, but also improves the building's marketability to new occupants. In addition, the Hartz Property Management group can get involved at the onset-in the planning stage of a project to ensure that its construction and design are optimal.

Our goal is to control costs, enhance value, and protect the assets for the long term. That is one reason we directly manage the property. That way, we can ensure quality control-that our high standards are being met and exceeded. In addition, we leverage the buying power inherent in our portfolio to operate our buildings. Hartz buildings boast the most competitive operating costs in the State of New Jersey while still being able to deliver first class operations.

We've built an excellent reputation for responsiveness in service, too. It has helped us forge lasting relationships with a broad range of corporate tenants. Based on our strength in retaining existing tenants and attracting new ones, Hartz has an enviable record in maintaining properties consistently at full occupancy levels.

This is exemplified in an achievement, the 2000 National Commercial Real Estate Customer Service Award for Excellence. Hartz Mountain Industries won the Best in the Industry ranking-truly an achievement that reflects our dedication and commitment to the highest level of quality in asset and property management.

FINANCE

The Hartz Mountain Finance Department is responsible for arranging and structuring the debt and equity for the Company's real estate holdings. Through its subsidiary, the Harmon Mortgage Corporation, the Department maintains extensive working relationships with the major financial institutions and Wall Street firms which provide real estate capital. Hartz Mountain has the capability to either internally finance or arrange long-term construction and permanent mortgage debt to complete any project. Through its extensive networking of available mortgage lenders, Hartz Mountain has the ability to procure the most competitive pricing on its mortgage transactions. ​

LEASING & MARKETING

Given years of experience and a thorough knowledge of the Northern New Jersey/New York area real estate market stands behind each recommendation of our leasing and marketing team. With the support of Hartz expert in-house units such as construction, development, architecture, planning, engineering, finance and law, this department offers the full-range leasing and marketing services.

We construct properties whether it is a Class-A office building, a complete mixed-use development, hotels, retail centers, multifamily residential properties and industrial/distribution facilities with the highest of industry standards, and build-to-suit projects customized specifically to your needs. For the latter, it is our goal to build your vision, and we don't stop until we achieve it. Our goal is to create a highly functional, efficient, and flexible environment.

LEGAL
​Property Development and Management depend on legal staff to evaluate issues and develop effective solutions. The Hartz in-house legal department is one of the best. With an experienced and highly professional expert staff, Hartz' legal department can deal with a full range of relevant issues. Examples include land use and planning, the approval process, due diligence, real estate law, commercial mortgage loan closings, joint ventures, construction management, leases and contracts.

 
With our strong in-house legal team, Hartz has successfully obtained approvals and permits for many high profile, large-scale and complex projects such as our Harmon Meadow and Harmon Cove developments in Secaucus, New Jersey and many others. We have wide-ranging experience in working with state, county and municipal authorities, community groups and other public parties who have a "stake" in the development process. We are experienced in environmental and other public policy issues and concerns. Our knowledge in these areas helps us to deliver functional, marketable and economically feasible projects.
